General Information

  • We are committed to leading the change in the hybrid work environment. With every MOKU space either rented or purchased, we will assist you with the transformation of your business.

  • No. Our prices include everything, from foundations, installation and connection. The only additional costs are the optional extras you can add when you customise your space.

  • We’re not a fan of hidden added extras which is why there’s so much you can do to your MOKU with complete transparency of costs.

  • We believe that the nine standard sizes but can accommodate every garden without the requirement of planning. Our modular system enables us to reduce the unit price, passing on the saving to you.

  • All MOKU spaces come with a standard 2-year guarantee and the roof has a 20-year material guarantee. This product is built to meet modern housing standards and designed to last a lifetime.

  • Yes, MOKU is definitely a contributing factor to increasing the value of your home or helping to achieve the maximum price when you sell.

 

Construction, Maintenance & Specification

  • We have a highly skilled and dedicated installation team.

  • We use state of the art screw pile foundations, which are driven into the ground, one metre apart. They are strong enough to hold up a two-storey house, fast to install, environmentally friendly and do not make a mess. They’re also included in the price.

    If you have an existing concrete base, we will remove this prior to installation during the manufacturing period.

  • Western Red Cedar because it is great timber to be used externally. Cedar wood is our personal choice because it does not warp, is stable and is not prone to weathering.

    Larch is used when the pods are stained black.

  • No, everything is included. Our designers position switches, sockets and data points for where you plan to work as standard in the location of your choice as well as internal and external lighting.

  • There are number of different ways to connect. We provide a double Cat6 data socket that runs to the outside of the building ready for someone to run back to the house & hardwire. There are other options available to send signal down the power line or install a booster. These solutions will be discussed when the project is surveyed.

  • Our thermal efficient Structurally Insulated Panels (SIP) are used in the walls, floors and roof structure. Your MOKU is better insulated than most houses, enabling you to use your MOKU year round.

  • We use a natural oil to finish the natural timber, however the timber is treated and can be left without any finish.

  • The concealed storage area has a security grade 5 lever mortice lock and the powder coated aluminium glazed doors have a multi-locking door system.

  • The doors are from Velfac with a high grade powder coated aluminium exterior and timber internal.

  • The double glazing is 20mm thick and are argon filled.

  • We do not currently offer adding a skylight to your MOKU.

  • We do not install bathrooms or kitchens as this requires planning permission. We can provide enough utilities for a tea point.

  • You can configure each internal bay with either painted plywood, painted acoustic plasterboard, fabric, mirror or a peg board to fir your configuration.

  • We recommend if you opt for the natural oiled finish, that you re-oil your pod at least once every two years, to keep the rich colour of the wood. We offer a maintenance package.

  • We provide infra-red underfloor heating as standard.

Process, Installation & Payment

  • Only 6-8 weeks.

  • Depending on the size, we aim to install in 3 days.

  • Nothing, it’s part of our service. We take this time to discuss all the options available, to make the MOKU right for you.

  • We provide you with a CAD drawing with all your specific requirements, electrical layouts and an order confirmation data sheet.

  • Our payment structure is split into three equal parts.

    1st Instalment – 50% On confirmation of order

    2nd Instalment – 40% On installation

    3rd Instalment – 10% On completion

  • Yes. MOKU is made from modular panels and is designed to fit through a standard front door. Subject to a site survey.

  • At present we do not offer finance but we can discuss options with our rental package.

  • Yes. We are based in London and manufacture in Essex. If the installation is further than 2 hours, additional charges of 60p per mile will apply.

  • No, our considerate installation team will lay and protect and leave your garden in the same condition they found it.

 

Design & Planning

  • Yes, all you need to do is speak to our design team and start creating. We try to offer as much flexibility with our modular system to be cost effective.

  • We are currently developing how to use MOKU as an extension as it is quicker and more affordable solution to gain extras space in your home. We can also assist you with the planning application.

  • No. As long as the pod is no larger than 30sqm, 2.5m high & 1.0m from the boundary, generally no planning permission is required.

    If you live in a house outside of a conservation area, MOKU falls under permitted development rights and no planning permission is required. However, if you live in a flat, maisonette or live in a conservation area, planning permission will likely be required. We have a design team who can assist with this process.

  • It is a simple two-stage process:

    1 – Preparation of site plan, general arrangement plans, section and elevations (£600.00)

    2 – Submission of planning application paid to the council as agent via the Planning Portal and liaising with Local Authority during statutory period of consideration (£234.00)

  • Yes, it’s not a problem. This can provide s a neat storage area for garden belongings, separate from the work space.

  • You will need a minimum of 350mm to service and maintain your MOKU and for us to install.
